Terms & Conditions
Check-in: 4 PM. We're self check-in. At 4 PM our camp host unlocks your cabin or trailer, and your key is waiting inside on a clipboard by the door with other helpful info.
Check-out: 11 AM. Want more time? Add early check-in (2 PM) or late checkout (1 PM) when you book. Unscheduled late departures may be charged up to half of one night's rate.
Cancellations. Cancel at least 72 hours (3 days) before arrival for a full refund. Later cancellations are charged one night plus tax. No-shows and same-day cancellations are charged the full reservation plus tax. We can't offer refunds for weather, personal emergencies or schedule changes, but the more notice you give us, the better.
Payment. We're a small, family-run, self check-in property, so payment is taken by credit or debit card when you book.
Booking the whole resort. A 50% deposit holds your dates, and the balance is due one week before check-in. Cancellations within two weeks of your event forfeit half of the original deposit.
Pets welcome. $25 per pet, per stay of up to four nights. Please keep dogs leashed on the grounds (we're strict about this) and pick up after them. Kenneling pets in your room is appreciated. Damage from chewing, accidents or odors may be charged up to $500, and destroyed furniture is charged at replacement cost.
No smoking or vaping in any building. There's a $250 cleaning fee if this is ignored.
In your room. Every cabin and vintage trailer has AC, heat, a mini-fridge, microwave and coffee station. Every room has blankets, and rooms with a private bathroom have towels.
A historic property. Oasis is a historic resort, and our cabins and trailers have their original character, including older electrical systems and delicate plumbing. Please stick to everyday devices like phone chargers, laptops and hair dryers, flush only toilet paper, and let us know right away if a breaker trips or anything seems off.
No electric vehicle charging. Our historic wiring can't safely handle EV charging. Please don't charge vehicles from any cabin, trailer or outdoor outlet, and that includes using extension cords. Violations will be charged $100 plus any resulting damage to the card on file. Plan to charge before you arrive: Maupin has a public Level 2 charger at Kaiser Park on Deschutes Ave, and DC fast chargers are available in The Dalles and Madras. The PlugShare app has current options.

Rustic grounds & dark skies. We're a historic riverside property in the high desert. Paths are uneven and lighting is limited at night, partly by design: we're in one of Oregon's darkest corners, close to International Dark Sky places like the City of Antelope and Cottonwood Canyon State Park, and we keep the stars visible. We try to keep things lit, but a flashlight is a good idea, and please watch your step.
Sauna & outdoor bathing area. This is a day-use add-on with an electric barrel sauna, two vintage clawfoot tubs (filled fresh and drained after each use, not recirculated) and an open-air shower. It's unstaffed and runs on the honor system. Pay by Venmo at the gate or add it when you book. Hotel guests: $10. Locals: $15 per person for 2 hours, bring your own towel ($20 with towels). Everyone else: $20 per person for 2 hours, bring your own towel ($25 with towels). There are no reserved time slots. The area is shared and first come, first served, so it may be in use when you arrive. We ask guests to look out for each other: keep to your time, share kindly, and leave it ready for the next person. Use is at your own risk. Surfaces get slippery and can be icy in winter, so stay hydrated, and check with your doctor first if you're pregnant. Availability depends on weather and equipment, and access isn't guaranteed, so room reservations can't be discounted or refunded if you don't get to use the sauna or bathing area. If the area closes during your stay, only the day-use fee is refunded.
Damaged or missing items. Missing items are billed at twice their replacement cost, and missing keys are $35 each. Damage beyond spot cleaning is billed at repair or replacement cost, and staff time at $35 per hour.
Security cameras. Audio and video surveillance may be used in public areas only.
